FAQs

How do you rent your apartments? Available apartments are place on our website and other external websites. Open Houses are normally held on Sunday afternoons and/or weekday evenings, posted on individual listing pages once they are scheduled. Individual showings can be arranged on a case by case basis. If you are interested in seeing an apartment, contact us today!

Is there a broker fee? NO, we own and manage our buildings and do not EVER charge a broker fee.

Do you work with brokers? We prefer to rent our apartments directly to our tenants, but we will work with brokers whose clients pay their fees (we do not pay fees). Brokers with clients interested in a particular unit should email Michael Vickers to establish contact and introduce yourself.

Is there an application fee? Yes, $50 application fee for our online application. If you do not have computer access, or otherwise prefer to apply and/or pay the application fee offline, the fee is $100.

How do I apply? Our application is available online. From any of our listing pages, there is a button to click to bring you to the application screen. Please contact us for a hard application.

What do I need to qualify? We look at your entire application, and place the most emphasis on your credit score. We also take into consideration your income and your assets, as well and your entire application, to make a determination. We do not have a set (40x, 100x, or otherwise) income requirement.

Can I use a guarantor? Yes, Guarantors must live in the USA. Guarantors must fill out the same application as tenant applicants. Once approved, they must download the “Guarantor Agreement” and have it signed, notarized and delivered to the office by the lease signing.

I am international and/or have NO credit score. Can I apply? Yes, you may apply. However, you should note that you would be required to put down a security deposit of at least 3 full months, in addition to your 1st month’s rent payment. Please attach any additional financials with your application se we can see your ability to pay the rent.

We are two people, do we both need to qualify? Each person has to individually qualify (or have a guarantor) to be on the lease. The reason for this is so when one of you leaves, the person remaining is qualified. If only one roommate is qualified, we will put the lease in that person’s name.

Do you have any other apartments coming available soon? All available rentals are listed on our website. They are usually ready for immediate or 1st of the month occupancy, unless otherwise noted.

Can I be pre-approved? Yes, we allow people to apply for general acceptance, and be put on a waitlist (overall or for a particular building). You will be notified as soon as something matching becomes available, and before it hits the open market.

Is there an elevator? No, all of our buildings are walk ups.

Is there a doorman? No, we do not have any doorman buildings.

Is there laundry onsite? None of our buildings have public laundry. If an individual apartment has a washer/dryer, it will be clearly stated in the listing.
